When to instruct a conveyancing solicitor for sale

Thinking of selling or buying a property in 2012? If so, the sooner the paperwork is organised, the chances are this will speed up the process.

Latest reports suggest more sellers and buyers are placing a tentative toe back into the property market, and many will be keen to ensure the transaction goes through as quickly and as hassle free as possible.

How can you speed up the property process?

Many people will tell you that one of the biggest reasons for slowing down a property sale is the paperwork involved. There are a number of measures you can take to speed up the entire process.

For example, many sellers do not instruct a solicitor about the sale of their property until they have a sale agreed.

Few sellers realise that it will speed up the process if you actually instruct them before your property is on the market.

If you have the details of your conveyancer ready at the time of making an offer on a property, the sale is likely to go through quicker and you can “hit the ground running”.

It is worth noting that if you are looking to make the sale of a leasehold property, such as a flat or apartment, then the sooner you can instruct a conveyancer the better as there are more parties involved i.e. freeholder/managing agent.
