This used to be the 'Three Horseshoes', when I was a younger fellow.  Situated on a busy corner and just yards, (or metres), from the Sea.  What a transformance!!  Terrific surroundings.  Fabulous food, service and ale stock.  I am told they have exceptional overnight accommodation.  They have live entertainment of a very high standard, which seems to be well attrended.
Not a bad night out, at all!  Most definitely going back....

The New Sussex is quite probably [currently] Lancing's only decent pub, so that's a winner!

It also has an immense secret beer garden that's completely enclosed, which is great for a beer and/or a meal while the children can run about.

We also have been for a Sunday roast and the food was good (and portions really good), but the sprouts were overcooked.  Who eats them anyway, I hear you say?  Well, I do, but not if they're boiled senseless.

What makes it special though is that the Landlord really cares.  He wandered round to every table with a beer in his hand to have a friendly chat and make sure that everyone was happy.

I will definitely go back to eat and drink... just not with sprouts.

Brilliant.

Rooms well planned and big – plenty of room to move around.

Meals well prepared, home cooked, on time.

All round excellent value for what was charged.

Staff more than friendly and nothing too much bother.

The size of the hotel isn’t done justice by the frontage. There’s alot more at the back then you’d think.

Rooms recently renovated as well.

What a place to be.The staff are very welcoming and there is a lovely warm atmosphere, very clean and tidy and great food.Not forgetting a great pint.

Just returned from a fantastic break to the seaside.

Upon arrival the staff were very welcoming and polite. My wife and I were pleasantly suprised with value for money. The rooms are modern with a very fast internet conection and a lovely view of the beach. Very easy to get into Brighton either by bus or train. We were lucky enough to be staying here last Friday for an Elvis tribute night, a fantastic effort was made by all staff which helped to make a brilliant evening. More than happy with the food (I would reccomend the Sunday dinners) and local ales avaliable. Overall 10 out of 10 have booked again for next year.

A warm welcome and certainly has changed.Nice decor.A little bit expensive.On the whole very good pub.We did not enjoy the language and seedy comments made by one member of male staff we were very offended and hence i and my family will not be returning.Very embarassing.

I recently spent one week at this hotel, what can I say? Fantastic!

Friendly staff, relaxed atmosphere and great locals.

Very easy transport links to the city of Brighton and the coastal town of Worthing.

Full range of home cooked food which never dissapointed.

Right on the beach with picturesque scenery ideal for walkers and familys.

10 out of 10 have booked for next year.

We are the first guests staying in the hotel. We are made to feel like family or close friends, they are always pleased to see us with a happy smile upon their faces. The meals are large and very tasty. The room is beautiful, very clean, well presented, comfortable with sea views, what more could you ask for??? All in all we are very happy staying with them and would recommend the hotel to everyone.
