Plans to extend Barnham Manor care home in Barnham by 11 bedrooms have been rejected by Arun District Council.
The council's planning officers have ruled the extension would be built too close to the neighbouring properties either side of the Barnham Road business.

They also said the layout and siting of the proposed development would result in a loss of trees important in the local landscape.
